The Borgo is a wonderful property surrounded by pristine countryside in the hills between Perugia, Assisi and Gubbio with luxuriant woodlands and fields. The house, a "casa padronale" and its outbuildings have recently undergone renovations that include all modern comforts while maintaining its traditional historic beauty. It is an ideal location for touring all the best hill towns of Umbria, which are close by, yet canit can beenjoyed simply as a relaxing spot to melt away the stress of a busy life. The house has three levels: on the ground floor there is a large kitchen with dishwasher and stone fireplace, a large living room with fireplace and TV that has Eurosat programming, two more dining areas in addition to the kitchen and a powder room . Just off the living room is an ample sunroom for dining and relaxing. The next level up has a wonderful sitting room with fireplace and seven bedrooms. On the top floor are four more bedrooms, one of which has a single bed in addition to the double. All bedrooms have ensuite/private baths. In total, the home is about 5500 sq ft (mq 550). The gardens consist of a spacious terrace and lawns surrounded by charming plantings, as well as swimming pool and terrace positioned to take advantage of a panoramic view over the lake and hilltop hamlets in the distance. The pool has an automatic cover to maitain the ideal temperature for swimming. There is a bowls ("bocce") court under the shade of an enormous old oak. One of the outbuildings on the property has been converted into two apartments with the same attention to detail as the main house; the first is used by the owner of the property as the office of the business while the second one is available for rent if the guests of the main house wish to accomodate more friends, family or business associates. The center of Valfabbrica is minutes away and offers a butcher, grocer, bakery and even an internet connection.
